Sturges Properties plan to convert Tigers’ Den into apartments

Conversion of the former Tigers’ Den restaurant to five apartments and an office is the central feature of an application accepted by Planning and Zoning Commission Tuesday, Oct. 9. It has been scheduled for a Dec. 4 pubic hearing..

The proposal is by the Sturges Properties, which purchased 23 Catoonah Street — the retail and office building housing Nancy O’s needlework shop and other tenants — and also the former Tigers’ Den building behind it, with an address of 23 1/2 Catoonah. The sale was recorded at the end of August.

The plan envisions no changes to the front building with Nancy O, and the rear building housing the restaurant space would be converted to “a mixed use residential and office building,” according to documents filed by attorney Robert Jewell.

“There will be a total of five residential units and one business office in the rear,” Jewell wrote of the former restaurant building. “The upper level will have two one-bedroom units and the bottom floor will have two one-bedroom units, one studio unit and the business office. The building is not being expanded…”

The main site work proposed is “removal of one paved parking space on the north side of the building and replacing it with a bluestone patio and planter…”

The lot is a little over 20,000 square feet, with the two commercial buildings on it.
